When Does a Balance Transfer Actually Make Sense?

Rule of thumb: A balance transfer is worth it if the interest rate difference is at least 0.50% and you still have more than 5 years of loan tenure remaining.

Balance transfer documentation is broadly similar to a fresh home loan, with the addition of loan-specific papers from your existing lender.

1. Existing Loan Documents - 

•    Loan sanction letter from current lender
•    Loan account statement for the last 12 months
•    Outstanding balance certificate / foreclosure quotation
•    List of documents (LOD) held by the existing lender
•    Interest certificate for the current financial year.

Step 6: NOC from Existing Lender Aavas coordinates with your current lender to obtain a No Objection Certificate and confirm the settlement process.

Step 8: Property Document Transfer Your existing lender releases the original property documents to Aavas. A fresh mortgage is created in favour of Aavas.

Step 9: New EMI Begins Your revised EMI starts as per the new schedule. Set up your NACH mandate and cancel the old one.
